Memorandum of Agreement entered into this second day of February in the year nineteen hundred and fourteen between Patrick Henry Beare, of St. Enda's College, Rathfarnham, Co. Sublin, Barrister-at-Law, hereinafter called the Landlord, on the one part, and Deborah Alexander Wright of " Roughton Road, Terenus, Co. Sublin, Spiriter, hereinafter called the Tenant, on the other part, by which it is agreed as follows: (1) The Landlord agrees to let and the Tenant agrees to take as Twenty Tenant, from the second day of February, 1914, until the tenancy is determined as hereinunder provided, all that and those, the portion of the Garden at Cullenswood House, Oaklakey Road, Rathmines, Co. Sublin, lying within the railing, with the exception of the flower-beds, but including the vines, at a net sent of four pounds two shillings and six pene per quarter, payable in advance on the second day of February, the second day of May, the second day of August, and the second day of November; (2) Said sent to be increased to five pounds per quarter, payable as above, in the event of the tenancy being still in existence at the end of twelve calendar months from the second day of February, 1914;(3) The tenancy to be determined by three calendar months' notice in writing given by the Tenant to the Landlord on any gale day, or by three calendar months' notice to Trit served by the Landlord on the Tenant on any gale day; (4) The Landlord to pay all rates and toxes, but in the event of the Water Rate being increased by the local authority on account of excessive consumption of water by the Tenant, the amount of the additional Water Rate shall be mad good to the Landlord by the Tenant; (5) The Tenant agrees not to sublet or assign the said premises without the approbation of the Landlord in writing.
